Rochester Market Snapshot

Key indicators for the Rochester, MN real estate market as of August 2026. Prices have leveled off after a steady spring climb, inventory is meaningfully higher than a year ago, and homes are still selling quickly when priced right. Mayo Clinic's continued growth keeps demand anchored underneath it all.

Price Tiers Across Southeast Minnesota

Here is what the market is saying by price point. The $400K to $5M range I focus on spans everything from strong move-up neighborhoods to luxury acres and custom builds. These tiers are built from the verified community medians below, so they reflect real 2026 conditions, not guesses.

Under $400K

Where the core market lives

Rochester's median sits near $360K, and nearby towns like Plainview (~$266K), Zumbrota (~$315K), and Pine Island (~$322.5K) keep the entry and mid range well supplied. Competition here is steady but no longer frantic.

$400K-$500K

The move-up tier

Byron's median is about $431K, Mazeppa about $425K, and Stewartville's three-month median about $412K. This tier holds many relocating Mayo professionals and growing families stepping up from a first home.

$500K and up

The luxury tier

Oronoco's twelve-month median is about $520K and Mantorville's about $500K. Redfin's luxury filter currently lists roughly 92 homes across Olmsted County, giving qualified buyers genuine choice at the high end.

Top of market

Recent high-end comps

The highest 2026 sale found in public records closed at $835,000 on Scenic Oak Dr SW in mid-September. Seven-figure closes have not yet been published for 2026, and custom builds stay active across Olmsted, Dodge, Goodhue, and Wabasha counties.

The $400K to $5M range is where I do my best work. Whether you are trading up in Byron, building custom in Olmsted County, or shopping the luxury tier where Oronoco and Mantorville set the pace, I can give you a clear, current read on your specific price point. Public data only goes so far in the elevated tiers, so the number that matters most is what similar homes in your neighborhood actually closed for this year.

Year-over-Year Price Change by Community

How median prices have moved across the communities I serve. Mantorville and Oronoco are leading on the strength of the elevated tier, while Zumbrota and Pine Island have given back some of their earlier gains. Byron and Stewartville are excluded here because their published monthly figures swing too widely for a fair single bar.

Year-over-year median price change. Sources differ by methodology, so each bar uses its best-available figure: Redfin (Rochester three-month rolling through July, Kasson, Mantorville three-month ending June, Zumbrota three-month), Homes.com twelve-month medians (Plainview, Pine Island, Oronoco), and PropertyIQ (Elgin, Eyota). Mantorville's figure reflects a very small sample. Stewartville and Byron are excluded because monthly figures swing too widely to chart fairly; see the table below.

What the Market Is Saying

Here is what the market is saying. Rochester's median sale price sits near $360,000 as of August 2026, essentially flat against a year ago after climbing through the spring. The city's April median was about $331,000, so buyers who acted early in the year saw that run-up, while sellers today are pricing into a more level market.

Inventory is the bigger story. Active listings are up about 13.5% year-over-year to roughly 1,040, and buyers finally have choices again: more showings, more time, more negotiation room on terms. Monthly supply sits near 1.7 months, which keeps the market on the seller side of balance, just far less frantic than recent years. Redfin rates Rochester "somewhat competitive" at 59 out of 100.

Homes that are priced and presented well still move fast, about 20 days on average, and sale-to-list runs near 101%. But the days of anything selling are over. Zumbrota is down about 11.5% year-over-year and Pine Island roughly 2%, while Stewartville's time on market has climbed, clear signals that overpriced or tired listings sit in this market.

Up the ladder, the elevated tier is holding its own. Oronoco's twelve-month median is near $520K, Mantorville's near $500K, and Redfin's luxury filter counts roughly 92 listings across Olmsted County. The highest 2026 sale confirmed in public records closed at $835,000 in mid-September. With 30-year fixed rates running around 6.4% to 7.1% this fall, financing costs are a real factor, which is why pricing and presentation matter more than ever.

The bottom line: Minnesota's statewide median is about $368,000, up 1.8% year-over-year, and Rochester tracks right around it. This is a steady, balanced market anchored by Mayo Clinic, not a hot or cold one. The winners are the informed buyers and sellers on both sides of the table. I am here to help you be one of them.

What This Means for You

What This Means for Buyers

This is a friendlier market than you have seen in years. Inventory is up about 13.5% year-over-year, prices are flat, and markets like Zumbrota and Pine Island have pulled back, which creates real opportunities. The catch: the good homes still go in about 20 days at roughly 101% of asking, so be pre-approved before we look, and be ready to move when the right house shows up. In the $500K and up tier, the extra inventory gives you genuine room to negotiate, and I've got your 6 on every inspection, every disclosure, and every counter.

What This Means for Sellers

Here is what the market is saying for sellers. Pricing right from day one is the whole game. Well-priced homes still sell in about three weeks and often above asking, but the homes that are overpriced or tired are the ones stretching to a month or more on market, and then the offers get softer. With more inventory on the board, buyers have patience. Your listing needs professional preparation, honest comps, and a marketing plan that reaches the right buyers, especially in the luxury tier. That is exactly what I will build for you, so we can put the days on market in your favor, not against you.

Luxury Market Focus

Rochester's luxury segment, roughly from $500,000 toward $5,000,000, has more inventory and more activity than in recent years, spread across Olmsted, Dodge, Goodhue, and Wabasha counties.

~92

Luxury Listings in Olmsted Co.

Redfin's luxury filter currently shows roughly 92 homes for sale across Olmsted County. Note that Redfin defines luxury as the top 5% of listings, which in this market can fall below $500K.

$835K

Notable Sale, Sept 2026

The highest 2026 sale found in public records closed at $835,000 on Scenic Oak Dr SW in mid-September. Seven-figure 2026 closes have not yet been published in the sources I track.

$500K+

Elevated Town Medians

Oronoco's trailing twelve-month median is about $520K and Mantorville's about $500K, proof that the elevated tier has momentum beyond the city limits.

Custom homes and new construction are a sweet spot in this market. Southeast Minnesota Community Market Data

I serve buyers and sellers across 15 communities around Rochester. Here is the best current 2026 data for each area. Small towns with thin sales volume swing a lot, so treat individual figures as directional, and I will always go property-specific when we work together.

Community Median Price YoY Trend DOM Market Note
Rochester ~$360K ≈ flat (-0.1%) ~20 Somewhat competitive (59/100). 1,040 active listings (May 2026, +13.5% YoY); sale-to-list ~101%. Aug 2026 Redfin data.
Byron $431K Rising MoM ~61 Redfin Aug median up ~$8K month-over-month. Active new construction keeps interest strong. Homes.com 12-month median $385K.
Kasson $390K +4.1% Competitive Very competitive (84/100), Redfin. Median price per sq ft up 16.9% YoY. Fast sales.
Oronoco ~$520K +13% ~99 (vs 46) Twelve-month median (Homes.com). Lake-access and acreage homes in demand; time on market has roughly doubled.
Mantorville $500K +29.8% - Three-month median ending June 2026 (Redfin). Very small sample, roughly 27 sales per year; figure is directional only.
Mazeppa $425K Thin volume - RealtyTrac median. About 15 current listings spanning $65K to $725K. River town with a wide price spread.
Stewartville $412K (3-mo) Volatile ~160 (vs 73) Redfin three-month median, but a single-month average swung to ~$290K (-12.1% YoY). Cooling; homes sit much longer.
Eyota ~$368K +9.1% ~56 PropertyIQ median. Redfin's three-month median reads $403K (-10.4% YoY), so treat as a modestly priced small market with swing.
Zumbrota ~$315K -11.5% 66 (vs 36) Redfin three-month median down YoY after prior gains; Zillow typical value $318K (+0.3%). Opportunities for buyers.
Pine Island ~$322.5K -2% - Homes.com twelve-month median. Monthly samples swing wildly (a single summer month read much lower), so the 12-month view is the fair one.
Plainview ~$266K +9% - Homes.com median, up year-over-year. Redfin's ZIP median read $263K in August. Steady value below the state median.
Elgin ~$366K +8.9% ~50 PropertyIQ median (June 2026). Small town, modest volume. Acreage properties draw interest.
Racine Conflicting, limited data - Published figures conflict badly (a tiny-sample Redfin median vs. other home-value estimates). Consult directly for current conditions.
Millville Insufficient 2026 data - No reliable 2026 aggregate published. Contact me for current listings and pricing.
Zumbro Falls Value est. ~$440K - Thin data: a home-value estimate near $440K with Movoto listing medians higher. Consult directly for accurate comps.

Data as of August 2026 where available; figures reflect the most current published statistic from each source (Redfin, Zillow, Homes.com, PropertyIQ, RealtyTrac, Movoto, Houzeo). Minnesota statewide median: about $368,466 in August 2026, up 1.8% year-over-year (Redfin). Single-month medians in smaller towns swing widely due to low transaction volume; "-" indicates no reliable published figure.

Data Sources & Methodology

Market data compiled in this update from publicly available sources, including Redfin (Rochester, Byron, Kasson, Mantorville, Stewartville, and Zumbrota market pages; August 2026), Redfin's published monthly and mid-year reviews via Stacker (published August 3, 2026), Zillow home values (July 2026), Homes.com twelve-month medians (Byron, Oronoco, Pine Island, Plainview), PropertyIQ (Elgin, Eyota), RealtyTrac (Mazeppa, Pine Island), Movoto, Houzeo (months of supply), Minnesota Realtors and Redfin state pages (state median), and Trulia and Coldwell Banker recent-sale records (high-end 2026 comps).

Median prices, days on market, homes sold, and inventory reflect the most recent available data as of August 2026. Year-over-year comparisons use the same period in the prior year.

Figures vary somewhat by source and methodology. Where sources disagree, I have shown the range or used the most reliable recent figure and flagged it. Prices in smaller communities bounce around because of low sales volume.

Smaller communities (Racine, Millville, Zumbro Falls, Mazeppa, Elgin) have low transaction volumes that make aggregate statistics unreliable. For these areas, contact me directly for current market conditions on specific properties.
